What is the Marquez Knolls Property Owners Association?
The Marquez Knolls Property Owners Association (MKPOA) is a non-profit organization dedicated to promoting and encouraging “the preservation of the beauty and healthful environment of the residential subdivisions located in the Marquez Knolls area of Pacific Palisades, CA, by informative, educational, mediational, and other lawful activities for the benefit of the residents of the community.”
Our History
Marquez Knolls was developed in the 1950s and 1960s by the Lachman Family, who envisioned and planned a modern residential community that maximized the expansive ocean, mountain and canyon views from the spectacular hillside with a strong architectural harmony, ultimately developing over 600 homes. Twenty-three tracts were developed, and the views and architectural harmony were preserved by recording Covenants, Conditions and Restrictions (CC&Rs) that limited homes to one-story in height unless it could be demonstrated that a home greater than one-story in height did not detract from the views of others.


As the neighborhood matured, the Lachmans and their partners recognized the need to safeguard this vision. MKPOA was founded to uphold the original design standards, encourage neighborly cooperation, and promote responsible development. In 1996, the Lachmans assigned all their rights and powers under the CC&Rs to MKPOA in order “to focus the power and right to enforce the terms and intentions of the CC&Rs in the residents of the Marquez Knolls Community as represent by MKPOA”.
Due to the commonality of interest the association has grown to include over 1,200 homes, adding adjacent tracts to the initial boundaries, now covering an area from Bienveneda to Palisades Drive, and Sunset to the Mountains, excluding the gated communities.
MKPOA is a voluntary association, managed by a volunteer Board of Directors, all of whom own homes in the Marquez Knolls. All property owners within its boundaries are encouraged to become members.
